How Much Does Property Management Cost in Oklahoma City?

It's the first question almost every rental owner asks us: what does property management actually cost? And honestly, it's the right question — because the cheapest option and the best value are rarely the same thing.

Here's a transparent breakdown of what property management costs in the Oklahoma City metro in 2026, what drives those costs, and how to tell whether you're getting real value.

The Short Answer

Most full-service property management companies in the OKC area charge 7%–10% of the monthly rent collected, plus one-time setup and leasing fees. That percentage typically slides based on your rent amount and how many properties you own.

At Edmond Premier Real Estate Services, our Full Service plan — our most popular option — runs 7%–10% of monthly rent, with a one-time $150 onboarding fee for new clients.

Our Two Plans, Explained

Placement Only — 75% of the first month's rent
We find and place a qualified tenant in your property: marketing, showings, screening, lease prep, and deposit collection. After that, you manage the day-to-day yourself. This is a good fit for hands-on owners who just dread the leasing process.

Full Service — 7%–10% of monthly rent
Everything above, plus complete ongoing management: rent collection, 24/7 maintenance coordination, accounting and bill pay, online owner statements, scheduled inspections, lease renewals, and eviction management if it's ever needed. This is the hands-off option — and the one most of our 90 owners choose.

The Other Fees You Should Know About

Any honest pricing conversation includes the "everything else" list. Here's ours:

  • Marketing and advertising: $2/day per property while it's listed
  • Lease-up fee (Full Service): 50% of the first month's rent when we place a tenant
  • Lease renewal: $250
  • Inspections with 360° photos: $79
  • Professional property photos: $250
  • Maintenance coordination: 5% per invoice (larger projects have supervised rates — just ask)
  • Insurance and legal support: $79/hour, only if needed

No hidden percentages. No surprise line items at the end of the month. Your monthly owner statement shows every dollar in and out, and you can check it anytime in your secure owner portal.

What Makes the Cost Go Up or Down?

A few things affect where you land in that 7%–10% range and what your total spend looks like:

  • Rent amount: Higher rents often qualify for lower percentage rates.
  • Number of properties: Portfolio owners typically get better pricing.
  • Property condition: A well-maintained property costs less to manage than one that needs constant attention — which is also why our move-in/move-out inspections matter.
  • What's included: Always compare line by line. A 7% quote that excludes leasing, renewals, and inspections can easily cost more than a 10% quote that includes them.

Is It Worth It? Do the Real Math.

Let's say your property rents for $1,800/month. Full-service management at 10% is $180/month, or $2,160 per year.

Now consider what self-managing can cost you:

  • One vacant month: $1,800 gone — more than eight months of management fees.
  • One bad tenant: An eviction in Oklahoma can cost thousands in lost rent, legal fees, and turnover repairs.
  • Your time: Showings, maintenance calls, bookkeeping, late-night emergencies. What's 10–15 hours a month of your life worth?

Our owners average a 96% occupancy rate and tenants stay an average of 7+ years. That stability is where the real return lives — not in shaving a percentage point off a fee.

How to Compare Property Managers (Apples to Apples)

When you're shopping around, ask every company these five questions:

  1. What's included in the monthly percentage — and what isn't?
  2. What are your leasing, renewal, and inspection fees?
  3. How do you handle maintenance, and do you mark up vendor invoices?
  4. What's your average occupancy rate and tenant stay length?
  5. Can I see a sample monthly owner statement?

If a company hesitates on any of these, that's your answer.

The Bottom Line

Property management in the OKC metro typically costs 7%–10% of rent for full service, plus transparent leasing and setup fees. The right question isn't "what's the cheapest option" — it's "who will protect my investment and keep it rented at the right price?"
