Investor Operations and Management Agreement

Financial Disbursements and Reporting

As an investor with Edmond Premier, managing your cash flow is simple and reliable:

  • Automated Rent Disbursements: Each month, your rental proceeds will be automatically deposited directly into your designated bank account via ACH transfer.
  • Monthly Statements: Your detailed financial statements will be securely emailed to you.
  • Setting Up Direct Deposit: If you do not currently receive direct deposit, please download the ACH Authorization Form from the "Owner Forms" page, complete it, and return it to our office. We will activate your direct deposit setup in the subsequent billing cycle.

Maintenance Authorization Threshold

Manager is authorized to engage contractors for repair, maintenance, redecoration, or alteration of the property without requiring prior Owner consent, provided the expenditure for any single item does not exceed the greater of: $500 or 80% of the monthly rent.

Crucially, this pre-approved spending limit is also applicable in emergent situations or if the Owner cannot be reached within 24 hours.

Agreement Termination Clause

The Owner reserves the right to terminate this Management Agreement at any time by providing the Property Manager with at least sixty (60) days written notice.

Additionally, termination may be enacted immediately for situations deemed necessary by the Property Manager, should the Property Manager determine they cannot continue to effectively provide leasing and management services to the Owner.
